So we put together this guide to help you understand when and how to file a property tax protest in Bexar County (or anywhere in San Antonio or Texas) and possibly save thousands on your annual property taxes.
Why Protest Your Property Taxes?
Let’s be clear, your county’s assessed value doesn’t always reflect your home’s actual market value. The county uses mass appraisal methods that sometimes miss unique property factors. And while the assessed value plays only a small role when pricing your home for sale (buyers care more about comparable sales), it absolutely matters when it comes to how much you owe in property taxes.
Protesting your property’s assessed value can make sense if:
Your property assessment increased significantly from last year.
Your home’s market value is lower than the assessed value.
There are damages, needed repairs, or unique characteristics not reflected in the appraisal.
You believe the assessed value is too high

Get recent comparable sales data from a Realtor (we’d be happy to provide a complimentary CMA).
Collect repair estimates, insurance claims, or any documentation showing your home’s value may be lower than assessed.
Submit Your Protest
File online via the Bexar Appraisal District website.
Or complete the Property Owner’s Notice of Protest form (Form 50-132) and mail or deliver it to the appraisal district.
Attend Your Hearing
You can request an informal meeting before your formal hearing.
Present your evidence calmly and clearly.
Hire a Property Tax Consultant
Prefer to save time? Companies like Gill Denson & Associates can handle the protest for you. They typically charge a percentage of the savings they secure and only get paid if they bring your tax down, but remember, they’re using the same process you could do yourself.
What to Expect After Filing
Once filed, you’ll receive a notice for your hearing date. At the hearing, you’ll have the opportunity to present your case. Possible outcomes include:
A reduction in your assessed value
No change to the assessment
Or in rare cases, an increase (but this is uncommon)
Stay proactive by responding promptly to any requests for additional information from the appraisal district.
